The Challenge
The property — a 1920s Georgian Revival on nearly an acre — had no exterior lighting infrastructure and a mature live oak canopy that made trenching and fixture placement unusually complex. The homeowner required a system that would honor the architecture and landscape without visible fixtures or exposed conduit during daylight hours.
The Approach
The local Dallas partner conducted a full site survey before any fixture was specified. Working with the property's landscape architect, they developed a zone-by-zone lighting plan that routed all low-voltage conduit beneath established turf using directional boring — eliminating the need to disturb roots within the heritage oak protection zones.
Facade lighting was designed with a combination of narrow-beam uplights at key architectural columns and soffit-mounted downlights to graze the brick texture. Tree uplighting used wireless hub connections rather than ground-level conduit to avoid root system interference.
The control system — a Lutron Caseta-based outdoor panel — was integrated with the homeowner's existing Control4 smart home system, allowing all zones to be managed from a single interface with scene-based automation.
The Outcome
A Property Transformed After Dark
The completed system illuminates the property across six discrete zones — facade, canopy, landscape beds, motorway, pool terrace, and entry gate — all controllable individually or as unified scenes. The homeowners reported the system transformed how they use and perceive the property after sunset.
