What Shapes the Investment

Property Scale

The size of the property — measured in both area and fixture count — is the primary driver of installation investment. Larger lots with more specimen trees, garden zones, and architectural features require more fixtures, more conduit, and more design hours.

Fixture Selection

The quality, origin, and category of fixtures specified significantly affects material cost. We specify exclusively from premium manufacturers — the difference in longevity, light quality, and appearance justifies the investment across the life of the system.

Control System

Integrated smart lighting control — whether Lutron, Control4, or Savant — adds to the installation investment but transforms the user experience. For properties with existing home automation, integration cost is typically lower.

Design Complexity

Properties with complex topography, multiple structures, historic architectural features, or detailed landscape design require more intensive design work — affecting both the plan development and the installation itself.

Installation Conditions

Established landscapes with mature plantings, stone or concrete surfaces that must be removed and restored, and other site conditions that require careful installation work affect the installation component of the investment.

Scope of Services

Installation-only projects carry a different investment profile than those that include design, fixture procurement, control integration, and a long-term maintenance program — each component adding value proportional to its cost.

A brief conversation establishes actual expectations far more accurately than any published range.

Our full-service installations include: property consultation and site walk, photometric lighting design plan, fixture specification and procurement, complete installation with buried conduit, transformer installation and programming, control system integration (if applicable), nighttime reveal and refinement, and full documentation of the completed system.

Yes — many of our clients prefer to phase installations over one to three years, beginning with the most impactful areas and expanding incrementally. We design the complete system from the outset to ensure that phased additions integrate seamlessly with the initial installation.

Most installations are complete within four to eight weeks of the initial consultation — including design development, fixture procurement, and installation scheduling. Complex projects or those requiring extended design coordination with an architect may take longer.

Yes — we offer annual maintenance programs that include seasonal beam angle adjustments for landscape changes, fixture cleaning and inspection, control system updates, and priority service response. Maintenance programs are available to all installed clients.
